Coworking in Riga: Spaces, Prices, and When to Lease an Office

Riga's coworking spaces sit mostly in and around the centre, where the largest share of the city's startups are registered, and the ones that publish prices charge within a narrow band. This guide puts those prices on a map beside the startups, sets them against what an office lease costs, and works out when a team outgrows its desks.

Where Are the Coworking Spaces in Riga?

Mostly in Centrs. Workland runs three sites, at Galleria Riga, in the Old Town, and in Skanste, while Coworking Riga and Double 9 are in Centrs. Startup House, the startup hub, is in Latgale, just southeast of the Old Town, and Teikums is further out, in Teika. Most are within a kilometre of dozens of startups in our directory.

Workland is the largest operator on the list, but its site turns away the automated checks every price in this guide goes through, so its prices are not shown here. Ask it directly.

How Much Does Coworking Cost in Riga?

Among the spaces that publish prices, a hot desk costs EUR 169 to EUR 230 a month, a fixed desk EUR 215 to EUR 260, and a seat in a private office EUR 250 to EUR 260. Three of the four quote before VAT, and Startup House charges qualifying startups less.

All prices are a month. Startup House, Coworking Riga, and Double 9 quote before VAT, which at 21% adds about a fifth to the bill, and Teikums does not say either way. A company registered for VAT can usually deduct the VAT it pays on rent, and the VAT guide explains when you have to register.

Startup House lists a startup rate of EUR 120 for a Resident desk and EUR 70 for a Flex desk, which it describes as with F2F support, and says qualifying early-stage startups receive a subsidy of EUR 100 a month per person. Its prices are excluding VAT, and its private offices are priced on request.

Compare what each plan includes as well as its price. Meeting room hours, round-the-clock access, and whether a desk is yours or first come, first served differ from space to space, and Double 9 also sells a day pass for EUR 15.

Which Riga Neighbourhoods Do Startups Cluster In?

Centrs, by a distance. Of the 392 startups in our directory with a Riga address, 84 are registered there, or 21.4%. Latgale has 33, Avoti 23, Skanste 21, Teika 18, and Āgenskalns 18, and the rest are spread thinly across the city.

These are counts of registered addresses. Plenty of founders register a company at home or at an address service and work somewhere else, so read the map as where the ecosystem's paperwork lives, which follows where its people are closely but not exactly.

How Much Does Office Space Cost in Riga?

Colliers puts headline rents for new Class A offices at EUR 16 to 20 per sqm a month and B1 offices at EUR 11 to 15 per sqm a month in mid-2026, and Newsec's first-quarter figures are close, with Class B at EUR 9.0 to 15.0 per sqm a month. Those are rents for the space, so ask what service charges, utilities, and VAT add.

The two firms' vacancy figures differ because they measure different things. Colliers gives a speculative vacancy rate, for space built to let, and Newsec does not say its figure uses the same definition, so compare each firm with itself over time rather than with the other.

The most useful line for a startup is in Colliers' commentary: most Riga transactions are for offices of up to 400 sqm, and landlords increasingly offer fully fitted offices instead of shell and core space, because ready-to-use space lets faster. A small team asking for a fitted office is asking for what the market is already trying to sell.

What Should You Check Before Signing an Office Lease in Riga?

What the rent includes, the deposit, how long you are committed and how you can leave early, how the rent rises, who pays for fit-out, and whether the owner will consent to your legal address. All of it is negotiable, and with space standing empty a small tenant has more leverage than it may assume.

When Is It Cheaper to Lease Your Own Office Than to Cowork?

In the worked example below, at about 14 people on fixed desks, or about 10 in private office seats. Below that, coworking costs less once fit-out and running costs are counted, and even above it a lease trades a lower monthly bill for years of commitment and cash held as a deposit.

The arithmetic is a fixed cost against a per-person saving. Your own office has costs that do not shrink with a smaller team, such as shared rooms and fit-out, while coworking charges only for the desks you use. Change the assumptions to your own.

Assume a fixed desk at EUR 230 a month, near the middle of the published prices. For your own office, assume 8 square metres per person plus 40 shared for a meeting room and kitchen, rent of EUR 14 per square metre (inside the Class B range), EUR 5 per square metre for service charges, utilities, cleaning, and internet, and EUR 20,000 of fit-out and furniture spread over a five-year lease, or about EUR 333 a month.

For a team of n people, the office then costs (8n + 40) × EUR 19 + EUR 333 a month, which is EUR 152 per person plus EUR 1,093 however many of you there are. Coworking costs EUR 230 per person. Each extra person saves EUR 78 in your own office, and the EUR 1,093 is covered at 14 people.

Against private office seats at EUR 260, each person saves EUR 108 and the break-even falls to about 10 people.

There is a middle route. Coworking Riga's executive office is EUR 3,000 a month for up to 12 desks, a private space on coworking terms, and several spaces rent private rooms by the seat. Those let a team have its own door without signing for years.

Yes, if the space consents in writing and the address is a specific property in the cadastre. Coworking Riga's virtual office, from EUR 99 a month, includes a business address, mail reception and storage, and a lease contract, and Double 9's virtual office at EUR 50 a month includes a company legal address. A mailbox alone is not what the register asks for.

When the company files, the board states the legal address including the cadastral designation, and proof of a lawful basis to be there. A coworking space that rents you an address should name the building and give its consent in writing, and the company registration guide explains whose consent counts and what happens if it is withdrawn.

Double 9 also lists a legal address with a mailbox as a separate product at EUR 30, without saying what period that covers, so ask before you rely on it.

The address is public. It goes into the commercial register and onto every service that copies it, which is one reason founders use a coworking address rather than their home.

Often not. Startup House says its prices are excluding VAT, Coworking Riga and Double 9 quote before VAT, and Teikums does not say. The standard rate of VAT in Latvia is 21%.
